Cons: rent and covenants.
Counterpart demise of a messuage in Kemberton called Woods tenement; a messuage also in Kemberton wherein Robert Slaney lives with appurtenance; 3 parcels inclosed ground called the Playnes (which Robert Slaney holds under a lease by Edward Morton gent. to Robert Slaney gent. his father, for 99 years of lives of Moreton Slaney gent and Robert Slaney party); reserving a cottage and land parcel of Woods tenement (William Clarke) and also excepting 2 little parcels land called the Banks belonging to the messuage wherein Slaney lives and adj. land called the Broomy Tongs; also except all timber trees and wood with liberty to enter and fell, cord, and convert to Charcoal and take away; to hold from Ladyday next for a term of 21 years or life of Robert Slaney and if he die till the following Ladyday. Rent for Woods tenement £30 and for the other messuage £8, £10 for the Playns. Covenant for reentry if rent unpaid 21 days, for repair of the property, gates, fences etc., to use all hay, straw, fodder, compost and muck on the premises, to manure any land broken up and not till the same out of heart; Edward Moreton and his assigns to have liberty to mine in the closes called the Playnes (the right reserved to him in his lease to Robert Slaney gent decd. Cotton having all Slaney's rights as to damage). Slaney will appoint sufficient timber for repairing the tenement and gates etc., will pay land tax. Covenant for quiet possession.
Slaney also covenants to pay the rent reserved in his lease of the Playnes and indemnify Cotton. The tenant shall not break up any of the closes called woods meadow, the yards and the little horse pasture als somerland belonging to Woods tenement and will pay 40s an acre for any acre ploughed. At Christmas before the expiration of the term granted for Woods tenement, Slaney may enter to sow lent tilling and plow.
