(a) Land, 3a, (in deeds 3 roods) in a place anciently known as Manningale [(sic] Shott

(b) Land, anciently 5a, in same shott, east on a road, a Worple Way, now known as Manningale Lane, which was then called Park Road

(c) Land, 3½acres, in same shott. All which were in 1811 enclosed in 2 closes adjoining, and abut east on Manningale Lane, west on land of George Hardinge, north on Hog Lane (then Elm Road), south on close formerly of Hon. Edw Bouverie, then John Hind, then Thomas Jackson now John Guy.

All which had been formed into one enclosure, 11a 2r 24p. and occ by Wm Sudlow Roots, then John Guy

M 1897 Statutory declaration of James Bell, solicitor of K and Charles Oldridge jnr of Norbiton, estate agent

Recites his agreement with Porter on land laid out for bldg, part leased as nursery gardens (1872) and that he conveyed all to Lewis Pugh Pugh. That Pugh took whole estate (Clifton Rd. North was not formed); he fenced in part intersected by the intended road and had Samuel Brook Kemp Johnson to manage the estate. The land was let to Thomas Jackson, paying rent to Johnson for Pugh.

Bell acted as Pugh's solicitor to 1887.

Oldridge states Johnson d 11 or 12 years after and his widow took rents for Pugh until 1887 when Oldridge took over. Jackson d 1888 and Oldridge let off land as garden allotments for houses in neighbourhood.

Bell also says Butcher was to purchase a lot fronting road then called Dagmar Rd to be completed 1882 but abandoned.

As the land had not been split up for building as agreed and Pugh had all rents and profits, now conveyed to Fallowfield.

Strips of land to be roads called St George's Rd, Clifton Rd North, York Road (formerly Elm Vale) and Dagmar Road.

Fallowfield to British Land Co. Ltd

Land between Dagmar Rd, York Rd, Elm Road and St George's Road, with rights to use road and all sewers etc under the roads.
