The testator bequeaths his dwelling at [Woolwich, Kent, occupied by ... Middlemas] to his son Thomas [II]; the leasehold premises called 70, [Osling]ton St., Somers Town, Mdx. (let to -- Darnell) and the leasehold of Burton Mews, Burton Crescent, Middlesex pass to Thomas [II] subject to ground-rent; the leasehold of [95, Drummond] St., Euston Sq., Mdx. (occupied by the testator's daughter Ann S[tation] Angel, widow), with £6 p.a. ground-rent upon two Oslington St. leaseholds (tenanted by -- Harwood), 3gn. p.a. ground-rent at Oslington St. upon a house inhabited by -- Holstead and a £3 p.a. ground-rent upon a messuage and school at Charlton St., Somers Town (belonging to Darnell) will be enjoyed by A.S. Angel; the testator's wife Elizabeth is devised a Charlton St. messuage and 1-6, Phoenix St., Somers Town (and anything else leased to John Richard Harley) for the residue of a term and subject to a £200 annuity to be divided equally between their children (and issue) at their majorities (the wife meanwhile having absolute enjoyment of the money) - a dead child's offspring will not acquire its share until E. Hicks shall have died, and the wife will pay surplus rents from these premises to A.S. Angel; a messuage at Kenilworth St., Leamington Priors, Warws. (leased to William Cooper) will go to the testator's wife for life and then to their surviving children (and issue); everything else will be accepted by E. Hicks, who will educate the children; having stated that his 7th. Oct., 1825 marriage settlement assured £3,000, most of which was advanced by his trustees and the greater part of their contribution devoted to buying property now settled upon his wife and children, the testator urges his wife and children to quitclaim the settlement's trustees from any debts, otherwise any beneficiary refusing so to act within twelve calendar months of the testator's decease will lose his share hereunder; mortgaged estates will be managed by his wife, whom the testator appoints sole executrix.
2nd. June, 1845. Codicil whereby the Drummond St. house, the 3gn. and £3 ground-rents, and the surplus rents are devoted to and for A.S. Angel and her prospective children but not her husband; £200 is replaced by £214 (charged upon the Harley property) and is payable to the children when they reach 25 years rather than 21; the Woolwich house, 70, "Ossulton" St. and Burton Mews are consigned to Elizabeth for twelve calendar months from the testator's death so as to recover debts, and will then be transferred to Thomas [II].
