John Sutton purchased the Heanor Hall estate from E G Fletcher c1784 and continued to build it up until his death in 1803. John Ray of West Bridgford, Nottinghamshire, married Elizabeth Sutton Inman, niece of John and Elizabeth Sutton, in 1810, and Elizabeth Sutton Ray inherited the estate on the death of her aunt in 1839.
John Ray made further additions to the estate but his son, Rev George Henry Ray, rarely lived at Heanor and there were no substantial acquisitions of property after John Ray's death in 1867. Both John Sutton and John Ray were very much involved in the coal trade, Sutton at Pinxton, Leicester and elsewhere, and Ray at Kilburn and Horsley where he developed the Kilburn Colliery Company.
