Lease and release of a parcel of garden or orchard called the Cherry court on the N. side of Fox street, parish of St. Mary Magdalen, parcel of a capital messuage and land late of Richard Cresswell esq. decd. called St. Johns, cont. in length from the Fox street northward 30 yards; a range of stables and coachhouse adj. the court and land on which they stand with the court or yard before them to Fox St. in length from the street to the back part of the building 28 yards, parcel of the capital messuage; the brick wall fronting the lands and land on which it stands, adj. Fox Street, (all formerly in possession of Richard Cresswell afterwards Thomas Gitton and John Ryder, now Thomas Skelding) and adjoining E to a messuage and garden belonging to Charles Fewtrell (Mistress Helen Davison), W. to a building and garden of John Ryder esq. (Mr. Richard Goolden), N. to other lands parcel of the St. Johns Tenement (belonging to and in holding of Richard Colley), S. to the Fox Street. Warranty. Covenant that the title is good and for quiet possession. Covenant for further assurance.
Any fines or recoveries also assigned in trust to attend. A rent of 13s. 7d. is payable to the crown for the messuage but the land now conveyed is to be quit of it and Colley covenants that it shall be paid and Skelding saved. Colley covenants to maintain the wall between Cherry court and the rest of the land, extending from the wall of a garden in holding of Mr. Goolden to the west gable end of the building now granted and the same height as now lately erected by Rd. Colley (11 ft) and Skelding the rest of the boundary with a wall of the same height. They are to have right of entry to do so.
For the same consideration Colley also conveys a range of offices lying behind the above granted buildings and the materials of them, (heretofore used as offices to the capital messuage) with liberty to pull them down and take away the material before 30 June next as his own chattels. Colley warrants the building and materials. Covenant that till 30 June next, Skelding may enter and pull down the buildings with horses and carriages etc.

Memorandum endorsed: It is agreed that the wall lately erected by Colley shall remain Skelding's sole property and that he shall keep it in repair and at the same height as it now is (7 ft.) with liberty to enter Colley's property for this purpose.
