Lease and Release of a farm called Stanford Farm in Calveton, par. Edgmond with various buildings and lands being, the two Newport pieces, the two middle pieces, the House piece, the Barnyard, the Chester piece, the Hill piece, the Shoulder of Mutton, the Marl leasow, the Spring piece, the two Calveton way pieces, the Bridge leasow, the three Forge leasows lying near Caynton Forge, the marlpit slang and the Gorsty Corner; a cottage where Richard Williams now or late lived, in par. Edgmond near Stanfords Bridge; other parcels of land of 1 in par. Edgmond called the Further Aston Field, the nearer Aston field and a meadow lying near Caynton Forge; to 2 for ever for uses, as to Stanford Farm and lands called the Newport piece, the middle piece, the house piece, the Barnyard, the Chester piece, the Hill piece, the Shoulder of Mutton, the Marl leasow, the Spring piece, the two Calveton way pieces and the cottage to the use of 4 for 1000 years and then to 3 and his heirs for ever, as to the lands called Further Aston Field, the nearer Aston field, the three forge leasows, the Marlpit slang, the Gorsty Corner and the Bridge Leasow to the use of 5 for 100 years and then to 3 and his heirs for ever, as to the meadow near Caynton Forge to the use of 3 and his heirs forever; it is declared that the term of 1000 years limited to 4 is on trust that he might raise the sums indicated on the schedule below and share the same as also indicated, it is further declared that the term of 100 years limited to 5 is on trust that he might raise the yearly sum of £35 and to pay £25 to Mary Holmes spinster yearly for life and to Anne Holmes, spinster, £10 yearly for life, the daughters of 1, 5 might also raise (subject to the payments above) £100, with the yearly sum of £5 interest for the same until the £100 shall be paid, to be paid to Anne Holmes as 1 shall devise or in default of direction within 6 months of the death of 1 and interest at 5% until the £100 be paid providing that if Mary Holmes decides that in stead of the yearly sum of £25 to accept £200 then 5 (subject to raising the other sums for Anne Hoomes) shall raise and pay the same and the payment of £25 p.a. shall cease, providing also that if 3 decides to pay Mary Holmes £200 instead of £25 p.a. he may do so within 40 days after the last payment of the annual sum and then the payment of £25 p.a. shall cease, providing also that if 3 should pay the sums indicated on the schedule (below) and the sums of £25 p.a. and £10 p.a., £100 and interest at 5% and £200 in lieu of £25 p.a. then the terms of 1000 and 100 years shall cease. Provision re reimbursement for expenses of 4 and 5. Covenant by 1 that the premises are free from incumbrances excepting 3 mortgages, one to Nathaniel Brookes of part of the premises to secure £120, one to Bridgett Broughton, spinster, to secure £200 and the other to Robert Cox to secure £100 and excepting a yearly rent of £3 to be paid to Wm. Yonge of Caynton, esq. and his heirs. Covenant by 1 to 2. Covenant by 3 to pay the sums in the schedule within 2 years, the sums to Mary and Anne Holmes and the annual rent of £3 and keep 1 indemnified against the same. Provision for re-entry of the premises should 3 fail to pay the various sums and 1 be prosecuted.
Consideration: affection of 1 for 3, concern for his livelihood, to settle various debts, to make provision for Anne and Mary Holmes, to settle the premises herein.
5s. each by 2 and 3 to 1.
Endorsed: Schedule of debts.
Memorandum of agreement that Francis Holmes will not pay Mary Holmes £200, as within in place of £25 p.a. without the written consent of Wm. Holmes or his execs. on pain of forfeit of the estate.
