1. Elizabeth Jones of Ramsbury Manor, Wilts, spinster.

SUBJECT OF TRANSACTION:
A. Messuage or tenement and 1½ yard lands with appurts. about 40 acres in parish of East Garston, Berks. late occup. John Wells and now of William Palmer as tenant to 1.
B. Parsonage of East Garston, Berks. and the mansion house and other houses of the said parsonage the glebe lands marriage between 1. and meadows etc. with all tythes of corn and lamb and all other tythes pasturing for sheep oxen kine and mares and all other profits. etc. to the said parsonage belonging
C. Manor of Farm of Gold Hill with appurts. and messuage or tenement with appurts. called Vouches in parish of East Garston, Berks (then in tenure of John Wells)
D. large stock of cattle sheep corn implements and utensils of husbandry and other goods and effecrs upon a messuage and farm called Axford Farm and in other messuages and lands of 1. all situate in parish of Ramsbury, Wilts. of the value of at least £3,600
E. Moiety of 1 expectant on the d. of Nathaniel Lord Delamer and Margaret Lady Delamer in messuage or tenement Farm and lands called Twelve Acres Farm in parish of Eynsham with appurts.

F. moiety of 1. expectant on the d. of Nathaniel Lord Delamer and Margaret Lady Delamer of £3094.3d. reduced Bank Annuities and £540 Old South Sea Annuities
Recites that 1. is seized in fee of premises A.
Recites that by lease of 21 Feb. 1763 premises B. were leased to Richard Goddardand James Garrard for the lives of Thomas Kent, the said James Garrard and Charles Garrard, nephew of said James Garrard and that by several conveyances the premises became vested in 1. and her heirs for the lives of said Thomas Kent, James Garrard and Charles Garrard
Recites lease of 27 March 1764 in which premises C. were granted to Richard Goddard for 27 yrs. from Feast of St. Michael the Archangel 1760 and these premises are now vested in 1. for the remainder of said term
Recites that 1. is possessed of D.
Recites that Samuel Jones deced. late uncle of 1. in his will of 22 Jan. 1743 devised freehold part of premises E. upon trust for his sister Margaret Booth, now Lady Delamer wife of Nathaniel Lord Delamer for her life with remainder to several used since incapable of taking effect with remainder to Samuel's Jones bro. William Jones, since deced. late father of 1.
Recites that Samuel Jones also bequeathed certain leasehold estates (leasehold part of ) to pay the rents etc. to his sister Margaret Booth for her sole use during her life and then in trust for such persons to whom his said freehold estate called Twelve Acres farm should vest on the d. of his sister
said testator gave the rest and residue of his personal estate to trustees to pay the interest to his sister Margaret Booth for her life and then to his bro. in law said Nathaniel Booth now Lord Delamer for his life and then for the benefit of their children but in failure of issue of Margaret Booth then to be used for the purchase of lands to be conveyed to the same uses as his real estate 1. and her sister Mary Eleonora Jones, now wife of Francis Burdett, on the d. of their bro. William Jones in April 1766 became entitled to the remainder of the freehold and leasehold estates in Oxfordshire on the d. of Margaret, now Lady Delamer and to the residue of Samuel Jones's personal estate in remainder expectant on the d. of Nathaniel Lord Delamer and Margaret Lady Delamer his wife without issue of said Margaret
Recites Indenture of 4 June 1766 in which 1. and Mary Eleonora Jones granted to William Blackstone Twelve Acres farm from the d. of Margaret Lady Delamer for the use of Nathaniel Lord Delamer for his life and after the d. of the survivor of Margaret Lady Delamer and Nathaniel Lord Delamer to the use of 1. and Mary Eleonora Jones as tenants in common and 1. and Mary Eleonora Jones also declared that Edward Ernle (surviving trustee of the leasehold premises in the said will) should hold the said leasehold premises (part of E.) from the d. of Margaret Lady Delamer upon trust to pay the residue of the rents. etc. to Nathaniel Lord Delamer for his life and after the d. of the survivor of Margaret Lady Delamer and Nathaniel Lord Delamer upon trust for 1. and Mary Eleonora Jones as tenants in common.
that £1000 was due on bond from Joseph Gyfford deced. and Anthony Gyfford to said Samuel Jones deced. but that the bond was lost and in consideration of purchase by Catherine Gyfford and Anthony Gyfford of £1094.3d. reduced Bank Annuities in the names of Edward Ernle and Nathaniel Lord Delamer Catherine Gyfford and Anthony Gyfford were discharged from said bond.
Recites that amount of the residue of the personal estate of Samuel Jones is the said £1094.3d. and also £2,000 - together £3094.3d. reduced Bank Annuities and also £540 Old South Sea Annuities
Recites Indenture of 25 June 1766 which recited indenture of 18 April 1744 in which a mortgage of the manor of Thorington and Great and Little Bavington and divers messuages, etc. belonging in County of Northumberland of £5,000 was devised to William Jones and Samuel Jones for residue of term of 500 yrs. in trust as to £4,000 (part of the £5,000) to pay the interest to Mary Bayly for her life and after her d. to transfer the principal sum to the issue of her body and in default to such person as she should appoint and in default to her executors and administrators agreeable to the directions in the will of Elizabeth Gibbons in the Indenture of 18 April 1744 and as to the £1,000 residue in trust for Mary Bayly
Further recited indentures of lease and release of 17 and 18 April 1745 whereby William Jones released to Mary Bayly several closes and parcels of land in parish of Bishop's Hill younger in Yorks. also capital messuage called Northbourne and divers messuages etc. in parishes of Northbourne Sholden Ripple Sutton Deal Tilmanstone Great Mongham Little Mongham and Stonebridge, Kent. of which a mortgage had vested in William Jones - to hold to Mary Bayly subject to redemption on payment of £1,500
Recited will of Mary Bayly of 22 Nov. 1750 in which £3,000 Bank Stock to which she was entitled under will of Elizabeth Gibbons she gave to Nathaniel Lord Delamer and Sir Michael Ernle upon trust to pay the interest to Margaret Mady Delamer for her life and after her d. in trust for her children and grandchildren and in default in trust for 1. and Mary Eleonora Jones (neices of the testatrix) as tenants in common, recites d. of Mary Bayly 14 Oct. 1765 without issue and that she was then entitled to £5,000 and £1,500 due on 2 mortgages and to other moneys and personal estate and that £2942.13.4d. Capital Bank Stock was the sole neat residue of her personal estate and effects besides the £5000 and £1,500 on mortgage and the stock was transferred to Nathaniel Lord Delamer and Edward Erne upon the trusts concerning the residue of her personal estate
Recites d. of William Jones who survived Samuel Jones and the legal estate of the premises in the first recited mortgage was vested in Sir Robert Long, said Sir Michael Ernle and Edward Ernle the surviving executors of William Jones for remainder of term of 500 yrs. and that by the d. of Mary Bayly and William Jones the freehold of the premises in the 2nd mortgage became vested in 1. and Mary Eleonora Jones
Witnessed by last recited indenture of 25 June 1766 that 1. and Mary Eleonora Jones were satisfied that the £2942.13.4d. Capital Bank Stock and the 2 sums of £5,000 and £1500 were the full residue of the personal estate and effects of Mary Baylyand agreed that Nathaniel Lord Delamer and Edward Ernle shall hold the £2942.13.4d. Capital Bank Stock in trust for the purposes of the residue of the personal estate and effects of Mary Bayly by which 1. is entitled in remainder expectant on the d. of said Nathaniel Lord Delamer and Margaret Lady Delamer to one moiety of the said freehold and leasehold estates of Samuel Jones and also to remainder expectant on the d. of Nathaniel Lord Delamer and Margaret Lady Delamer without issue of said Lady Delamer to the moiety of the £3,094.3d. reduced Bank Annuities and £540 Old South Sea Annuities and under the will of her aunt Mary Bayly in remainder expectant on the d. of Margaret Lady Delamer without issue to a moiety of the sums of £5,000 and £1500 and of the £2942.13.4d. Capital Bank Stock
Recites that 1. is indebted to Sir Robert Burdett in £1000 on bond and that 2. is possessed of £3000 which has purchased £3,468.4.3d. New South Sea Annuities in the names of 3b. and 3d.
Recites a marriage arranged between 1. and 2.
In consideration of the intended marriage and of 10/- paid by 3. to 1.
1. with the consent of 2. releases to 3. premises A. and B. upon trusts and 1. transfers to 3. premises C. for the remainder of the term of 21 yrs. upon trusts
- to hold to 1. until her marriage then, after payment of rents, etc., to pay the residue of the rents and profits to 2. for the joint lives of 1. and 2. and then to pay the residue to 1. for her life and then upon trust to sell the freehold and leasehold premises in East Garston and to lay out the proceeds upon trusts
As to D. 1. assigns this to 3. upon trust for 1. until her marriage and then to sell the same for £3600 to be disposed of by trust
1. assigns to 3. her moiety of E. and also her moiety expectant on F. and G. to hold upon trust for 1. until her marriage and then as soon as 1. shall come into possession to sell the same and to lay out the proceeds upon trusts
Moneys from the sale of the freehold and leasehold estates of East Garston and of the £3,600 for the sale of the stock to be paid by 2. and from the sale of the freehold and leasehold estates in the County of Oxford, mortgages, sums of money in public funds and other interest of 1. under the wills of Samuel Jones and Mary Bayly to be used (1) to pay the bond of £1000 from 1. to Sir Robert Burdett and to invest the residue in the purchase of government securities or an assignment to them of the whole or part of a mortgage of the estates of 1. settled by the will of her late father William Jones for £1300 under an Indenture of 18 Dec. 1766 or partly on government securities and partly on an assignment of the said mortgage upon trust to raise £4000 for such uses as 1. shall direct and upon trust to permit 2. to receive the interest for his life then upon trust to permit 1. to take the interest and after the d. of 1. and 2. to raise £12000 for the use of the daus. and younger sons of 1. and 2. as shall not at the time of the d. of the survivor of 1. and 2. be entitled to possess. of the several manors etc. mentioned to be devised in the will of William Jones in such shares as 1. and 2. shall direct and for want of such appointment in equal shares
After the d. of 1. and 2. 3. to sell the residue of the trust moneys after the £12,000 has been raised or in case there shall be no daus. or younger sons or if such they shall d. before their portions shall have become vested then 3. shall pay the whole of the trust moneys to such person or persons as 1. shall direct and for want of such direction to the executors or administrators of 1.
Declared that the £3,468.4.3d. New South Sea Annuities vested by 2. in the joint names of 3b. and 3d. shall be on trust for 2. until the marriage then upon trust for 2. to receive the interest for his life and after his d. if there shall be 3 or more children of the marriage who shall survive 2. or have left issue living at his d. none of which children shall be entitled to the enjoyment or to the remainder next immediately expectant on the d. of 1. on the settled estates of William Jones deced. under his will then the £3,468.4.3d. New South Sea Annuities to be used for the benefit of these children or such issue or one or more of them deced. in such shares as 2. shall direct and for want of such direction to be divided equally but if there shall not be 3 such children then in trust for 2.
On the marriage 2. is to take the surname of Jones under the will of William Jones father of 1.
Memo. that the £540 Old South Sea Annuities have been sold and in lieu £450 reduced Bank Annuities have been purchased which have been added to the £3,094.3d. making together £3634.3d. reduced Bank Annuities subject to the trusts.
