Conveyance to make tenant for fine and recovery to be had on messuage in Bron y garth in the parish of St. Martins, close called the Erw coed, werglodd issa, werglodd ucha, cae crwn, cae newydd, llettifeily, cae tan y ffordd, erw cadno, llindir Old House and garden, Erw tan y llan and the coed (in all 32.3.2.), pew in the parish church, messuage and lands called gardd hemp, aber meiriu cae bychan cae bryn werglodd, erw daler, peillan fawr erw llo cae gwolt coed and the ddol (in all 19.0.34) tenant Abigail Jones, rent £52.10. 0.; messuage and lands in Ruabon (50a), tenant Thomas Evans, rent £12; messuage and land in Ruabon (4a) tenant Richard Lloyd, rent £3.10.0; 1/3rd. in property in Llanidloes (William Ingram, Lewis Morris, John Edwards, Rice Davies, John George, Richard Hugh; 1/4th in mines and minerals under these tenements, to hold in trust to uses:- to use of Rowland and heirs in case the marriage doesnot take effect before the fine and recovery and until the marriage, to use of Edward Rowland for life, to use of Kenyon during Edward's life to support contingent uses, to use of Randle Jones for 500 years; that Jane may receive £75 annuity for life for jointure; subject to the annuity, after Edward's death to use of sons in succession or daughters equally divided between them as tenants in common, in default of issue to use of Edward, his heirs and assigns. The termof 500 years is to allow portions to be raised for younger children up to £1,000 to be paid at age 21 or day of marriage.
Edward by deed or will may charge the property with sums up to £500 and may during his life lease the property for terms up to 21 years. With Kenyon's consent he may sell and purchase other property in England and Wales, the new to be subject to the trust as the old. If Jane dies within 3 years after the marriage without issue, £500 shall be repaid to Jones within 12 months.
