Description

Parties 1) Violet Evaline Williams of 19 Court Road, Luton, Bedford, wife of Frank Charles Henry Williams of Luton, night-watchman. 2) George Walter Rogers of 12 New St., Chipping Norton, hairdresser and confectioner. Property: Messuage, shop and premises at 9 New St., Chipping Norton, for many years occupied by 1. but now unoccupied. 2. shall hold premises for 3 years from 8 July 1935 for annual rent of £39 payable quarterly. 2. covenants to pay rent etc., to keep interior of premises in good repair, to deliver up premises at end of term, to allow 1. and her workmen to enter premises at all reasonable times to view condition, with 3 days' notice to 2., not to sublet without 1.'s consent; 1. covenants to allow peaceable possession, to keep exterior of premises in good repair, to insure premises, and to suspend rent if premises become uninhabitable e.g. by fire. If 2. fails to pay rent for 21 days, or becomes bankrupt or neglects covenants, 1. may reenter. 2. shall give 2 months' notice of desire to purchase premises, when 1. shall give 2. first refusal at a price to be stated by 1. within 14 days.
