Counterpart of a bipartite indenture of bargain and sale between Thomas Cotton esq., of Panfield, Essex, and John Banges, yeoman of Hempstead, Essex, attesting to the sale to John Banges, for £187, of closes of arable lands, meadow grounds and pasture grounds called Darkyns and Hurlockes, in Hempstead, containing around 15 acres with appurtenances. Boundaries are listed. John Banges has to pay yearly 2 pence, and Thomas Cotton and Anne, his wife, will make assurance of the bargain within five years and no intrusion shall be made by them or one their behalf or by anyone in the name of George Cotton, deceased, father of Thomas Cotton. If Giles Cotton, Thomas Cotton's uncle, demands the annual rent of £5 issuing from these lands, then John Banges can enter the wood called Hempstead Wood, which is in the tenure of Thomas Cotton within his manor of Hempstead Hill, and distrain that sum.
Witnesses: Alexander Deringe, William Gyles, William Wildman, clerk, and Robert Allen. Holographic signature and seal of John Banges, attached. The other part of this indenture is WARD 2/12/40A/5
