Second party: William, count of Hainault and Leicester, and Maud his wife, daughter of Henry, late duke of Lancaster [Henry of Grosmont].

Place or subject: The manors of Gymyngham [Gimingham], Thesford [Thetford], Methewold [Methwold] and Tunstede [Tunstead] and the hundreds of Galhowe [Gallow] and Brothercors [Brothercross] with appurtenances, and thirty-nine fees and a fourth part of one knight's fee in Canefelde, Eysten atte Mount, Houton, Berewyk [Barwick], Creyk [Creake], Waterdene [Waterden], Snyterle [Snitterley], Barsham, Sidesterne [Syderstone], Wyveton [Wiveton], Salthus [Salthouse], Gresham, Aylmerton, Clopton, Fyncheam [Fincham], Northwald, Feltewell [Feltwell], Roukelound [Rockland], Middelton [Middleton], Estrudham [East Rudham], Westrudham [West Rudham], Sal [Salle], Haydon [Heydon], Kerdeston [Kerdiston], Wodedallyng [Wood Dalling], Repam [Reepham], Bergh, Hegheton, Rougham [Rougham], Fransham, Wetyng [Weeting], Toftes [Tofts], Croxton, Gresynghale [Gressenhall], Lexham, Elsyng [Elsing], Wesenham [Weasenham], Taverham, Drayton, Swynynton [Swannington], Alderford, Lyneford [Lynford], Grymeston [Grimston], Congham, Bykeston in Goldesthorp [Bixton], Stanfeld [Stanfield], Briseleye [Brisley], Bilneye [Bilney], Titeleshale [Tittleshall], Westlexham [West Lexham], Skernyng [Scarning] and Ho [Hoe], and the advowsons of the abbey of Marham, the priory of the canons of Thesford [Thetford], the hospitals of the Maison Dieu of Thetford, St Mary Magdalen of Thetford and St John of Thetford, and of the churches of Suthreppes [South Repps], Northreppes [North Repps], Trymyngham [Trimingham], Munesle [Mundesley], Eykesthorp, Bradefeld [Bradfield], Swathefeld [Swafield] and Beston [Beeston], and of a moiety of the church of Aylmerton; and also two knights' fees with appurtenances in Westfeld [Westfield] and Brautham. To hold of the king and other chief lords of the fee to William and Maud and her heirs in tail by the services due and accustomed freely, quietly, well and in peace forever. If it happens that Maud dies without heirs in tail, then all the premises are to fully and entirely remain to the right heirs of Henry, late duke of Lancaster, forever.
