To hold of the earl and his heirs to Thomas and his heirs freely, quietly and entirely until the earl or his heirs have assigned to Thomas or his heirs £30 of land according to a reasonable extent of the realm of England, doing to the earl and his heirs the service of one knight's fee for all services and demands.
