William Jones, Esq., of Lincolnes Inn Frances Griffith, gent. of the Middle Temple, London.

2) John Edlyn, gent, of Northcut Hill in the parish of North Church, Herts.

John Theed, get., of Beristead in the parish of Wentmore, Bucks.

William Emarton, gent of Aldbury alias Aldibury, Herts.

And Sarah his wife.

Consideration £3,600 from Emarton and wife to the Coles. The Coles, Jones and Griffith release to Edlyn and Theed (in possession of Edlyn and Theed by a bargain and sale for 1 year of the day before between the Coles, Jones and Griffith (1) and Edlyn, Theed, Emarton and Sarah (2),) the Manor or Lordship of Up Rossall alias the Isle of Rossall in Up Rossall the liberties of the town of Shrewsbury in the parish of St. Chad's, now or late in the tenures of William Harper and Arthur Downes; and all messuages, buildings and lands belonging etc., and the right and title of the Coles, Jones & Griffith; and all deeds which the grantors have, and copies re the premises amongst other things to be made at the cost of Emarton and Sarah. To hold the Manor to Edlyn and Theed for ever to their uses; the Coles covenant with the Emartons that the grantors shall before the end of Trinity Term at the cost of the Emartons levy a fine of the manor by the name of 1 manor,2 messuages, 2 gardens, 2 orchards 200 acres of land, 100 acres of meadow, 300 acres of pasture, 40 acres of wood, 160 acres of furze and heath and common of pasture for cattle in Up Rossall alias the Isle of Rossall St. Chad and Shrewsbury. Covenanted that the fine to be levied and all other assurances between the parties of the manor shall be declared by all parties to be to the uses after mentioned, i.e. to the use of Edlyn and Theed for ever; and the Coles covenant with the Emartons that the grantors stand seised of the manor of a good and absolute estate of inheritance in fee simple without any limitations, or anything except a lease made to William Emarton hereafter excepted; that Cole, Jones and Griffith or one of them is the owner of the manor, and has full power to convey it.

Covenant for peaceful possession; with no claimants except William Emarton and all claiming under him by virtue of a bargain and sale of 22 February 1663/4 made by John Cole, William Jones and Francis Griffith of the premises (amongst other things) for 500 years; other-wise free from all former grants and incumbrances except the rents and services due to the chief lord or lords of the fee. John Cole covenants that during the next 7 years at the request and costs of Emarton and Sarah make to Edlyn and Theed further assurances for conveying the property, provided the parties to such assurances are not compelled to travel over 10 miles from their habitations William Jones covenants with Emarton and wife that he has not done any act to impeach or incumber the Manor except the bargain and sale to Emarton for 500 years, and that he will make a further assurance in the law, as above; Francis Griffith makes similar covenants.

The sale of the Isle "A copy of A deed from Mr. Cole of Cole Hall and his wife and from one Mr. Jones and Mr. Griffiths to Mr. Emarton of the Lordship of the Isle within the liberties of Shrewsbury" Copied and examined the 26th day of August 1685 "The original deed being then in the custody of Mr. Edward Phillipps of Salop draper" Examined by Wm. Atkis and Richard Hatchett, his clerk.
