These three bundles of deeds relate to the three properties on the South-East corner of Regency Square and Kings Road, Brighton, built in 1820 to the designs of William Mackie of Charlotte Street, Blackfriars Road, London, architect; a copy of the Southern elevation of 69 Regency Square and 129 Kings Road is endorsed on AMS 6717/1/1. The titles are far from complete, and the bundles show all the signs of having been sold off piecemeal before their acquisition by the donor. The houses in Regency Square and the use of the pleasure-grounds and lawns were regulated by covenants in the original conveyances, which extended for 71 years from December 1818. The Corporation assumed control of the square under the Brighton Improvement Act of 1884 and extended the covenants indefinitely.
