Description

Particulars and conditions of sale of property and land in Eaton Socon to be sold by auction by S V Ekins, of St Neots at the Cross Keys Hotel, Sale Room, St Neots, on 28th September 1922 with instructions from the trustee under the will of J H Peppercorn viz:

(a) Country house in c1å acres of grounds, formerly the Old Cock Hotel- ("well known stopping place for coaches from London to York") reconstructed by the late Colonel Peppercorn's father who resided there in 1847, including central heating by "John Bull" stove, tennis lawns, stabling and loose boxes, office coach house, chauffeur's cottage, telephone, tank room, fruit and vegetable gardens, stable, cow houses, and piggeries, recently in occupation of Mrs Peppercorn, deceased.

(b) Freehold meadow (OS 532) abutting River Ouse, with boat house and landing stage,containing 12a 2r 2p late in occupation of Mrs Peppercorn deceased (abuttals include public footpaths from St Neots to Eaton Socon) .

(c) Property known as -Swiss Garden- and gardens containing 1a; cottage and half of garden in occupation of Mr J N A Fairey, remaining portion occupied by Mr H Wall.

(d) Freehold grazing rights over St Neots Common and Hawkesden Leys.

Conditions of sale derive title as follows: (a) Conveyance of 26th November 1874 between William Alexander Peppercorn, John H Peppercorn, and Walter Peppercorn (1) and Charles Robert Wade-Gery (2) and John H Peppercorn (3) and 9th October 1888 between Frank Day and John H Peppercorn; (b) Conveyance dated 12th February 1867 between Benjamin Clapham and John H Peppercorn and (d) Conveyance dated 26th November 1874 between William Alexander Peppercorn, John H Peppercorn, William Peppercorn (1) , Charles Robert Wade-Gery (2) and John H Peppercorn (3) .
