Abstract of the Purchase Deeds from Lord Clive to Lord Powis 25 & 26 March 1771

Lease and release

1. Rt.Hon. Robert Lord Clive, George Clive, Esq., trustee of Lord Clive of part of the lands & c Thomas Ryder, gent, trustee for Lord Clive of other part of lands & c

2. Rt.Hon. Henry Arthur, Earl of Powis

Reciting agreement between Lord Powis and Lord Clive for exchanging certain lands between them, Lord Clive granted to Lord Powis:-

Messuage and farm and lands in the township of Stockton (Mr Rd Jones)

Messuage and farm with lands in Great Weston (Mr Rd Jones)

Old messuage and garden in Weston with 2 closes of hilly, arable and pasture land (Owen Owens in lease to him at the reserved rent of £1.2s 6d)

Old messuage and small garden in Great Weston (Overseers of the Poor)

Messuage and lands in Little Weston (John Jones) - all in the parish of Chirbury, adjoining to and having a right of common on Weston Hills which are extensive and sound sheepwalks.

Williams's Farm pays 2/6 and Evans's Tenement 2d chief rent yearly to the Manor of Chirbury.

Lord Clive granted to the Earl of Powis the house with the barn and garden and several closes of mountainous, arable, meadow and pasture belonging called the Arget Farm between the Arget Hills and Mellington Hills (John Powell) and common of pasture for all manner of cattle on the said hills.

Dwelling house with the barn, garden, orchard and 3 closes of meadow belonging (Edward Jones).

Dwelling house with the garden belonging in the bottom of Gwern y mynydd (Eleanor Jones by lease to her for life)

The messuage containing 2 dwelling houses with the garden and bay adjoining and a hempbutt and 5 pieces of land called the Box and Bowers Tenement (Thomas Rogers).

A piece of land adjoining, now part of Hopton Ucha Farm (Richard Maund) called the Cae Lloyd Leasow.

These premises adjoin to and have a right of common on Wernymynydd and Hills.

Dwellinghouse called Hopton Ucha with the malthouse, outbuildings, gardens and several closes of arable and pasture (Rd Maund) 8 pieces of land, part of Bacheldre Hall Farm called the Higher Llangdwillin, the Lower Llangdwillin, the Arrable Llangdwillin, the Mill Close, the Higher Plausanny, the Lower Plausanny, Plausanny Meadow and Wood (Rd Maund) - all which premises lie together and constitute one complete Farm (Rd Maund) and have a right of common on Hopton Hills and on - Mountain.

A new built messuage and farm called Hopton Issa, garden and several closes (Henry Maund). This farm is subject to the payment of 1/6 chief rent to the Manor of Hopton.

All which premises are in the parish of Churchstoke.

The house and lands at the Upper end of a single on Kerry Hills called Kerry Block or Cwm Kilruth between a hill of that name and one called Llangwillin to which it has a right of common in the parish of Kerry (late David Pugh, now of Stephen Higgs).

Tenement and farm called Tyn y vron Farm with the garden, outbuildings and several pieces of land and a piece of Woodland belonging thereto or therewith enjoyed in the parish of Kerry (late Jane Rogers, now John Davies).

A piece of meadow or pasture land called - adjoining and intermixed with the above lands now part of the Little Gwernthrew (Wm Brown) all on the side of Cefn gwern threw Mountain and Brom David part of Kerry hills to which they have a right of common.

Messuage and farm called Great Gwenthrew Farm with the outhouses, garden orchard and several closes and a small coppice belonging or therewith held, in the parish of Kerry (except the arable piece adjoining to the - ) (late Matthew Evans, now of Thomas Francis) (except 2 small parcels which are in the tenure of Wm Brown).

3 pieces of arable and meadow land opposite the last lands, on the N. side of the Newtown road, part of Little Gwernthrew Farm (Wm Brown). Dwelling house and garden and several closes of land called Tyn y bettus in the parish of Kerry (late Rd Poole, now of Edw. Clayton). Dwelling house called Cwm Marl with the barn, cowhouse and several pieces of ground thereto belonging in the parish of Kerry lying dispersed among the lands belonging to the Earl of Catherlough and other lands, part of the Rockley Estate (Edward Clayton).

These 2 houses have a right of common on Kerry Hills, Great Gwernthrew farm pays 2/6 and Tyn y bettus and Cwm Marl 4d each chief rent p.a. to the Manor of Kerry.

A house and farm called Little Gwernthrew Farm with outbuildings, garden orchard and hemp yard and several closes (except 2 small closes adjoining Tyn y fron Farm and 3 parcels lying about 1 mile from the farmhouse on N. side Newtown Rd) - in the parish of Kerry (Montgom.) (Wm Brown) with a right of common Kerry Hills.

Dwellinghouse called Llancowilde house with the garden and 2 closes of land adjoining in the parish of Kerry (Wm Jones) with a right common on Kerry Hills.

A house and farm with a barn, garden, hemp yard and several pieces of land called Pendre alias Pentrey in the parish of Kerry (widow Stephens) a piece adjoining the way on the S. side of Pentrey Farmpart of Little Cefn y berren Farm (widow Stephens).

2 pieces of land part of Coed y brayn Farm (Robert Beaumond) called - the one adjoining the E. side of Pentrey Farm and abutting N. on the highway and S. to a small rivul and the other on the N. side of the Farm abutting N. on the rivulet with a right of common on Kerry Hills, subject to the chief rent of 7d p.a.

A house and farm - Little Cefyn y Berren Farm with outbuildings, garden, hempbut and several closes in the parish of Kerry (except the field adjoining to the last mentioned premises) (Widow Stephens) with a right of common on Cefyn y berren and Kerry Hills, subject to a chief rent of 1/ - p.a.

A messuage and farm called Coed brayn Farm with outbuildings, garden and several piece of ground and woodlands belonging (except 2 closes adjoining to and allotted with the Pentrey Messuage) (late Edw. Britton now Robert Beaumond) with right of common on Cef y Berren and Cefn y Coed Hills.

A dwellinghouse, garden and hempbut adjoining the Newtown road and the river mill, called Mill Close in the parish of Kerry (widow Edwards). A piece of land adjoining the road called Masons Close in the parish of Kerry (Evan Bowen).

A dwellinghouse called Cwm Seedwell with the garden and 3 closes of pasture in the parish of Kerry (late Jane Rogers, now of John Davies). A dwelling house called the Great Gate House with the barn, garden and several pieces of land and woodland, in the parish of Kerry (Richard Davies) and common of pasture for all manner of cattle on Cefn y Berren Hill.

To hold to the Earl of Powis and his heirs forever.

It was declared the several terms of 1000 years, 500 years, 1000 years and 2000 years created of the Heightley Estate assigned to George Clive by a deed of 7 April should continue vested in him in trust for the Earl of Powis to attend the inheritance.

By deed poll endorsed on the back of an indenture of assignment of 21 Feb. 1769 Henry Strachey (to whom a term of 1000 years on the Rockley Estate was assigned) in consideration of 10/ - paid him by Thomas Browne Esq. did (by the direction of Lord Clive and Geo Clive) assign the term to Thos Browne, to hold to him for the rest of the term in trust for Lord Powis and to attend the inheritance

Reciting creation of a term of 500 years on the Rockley Estate and assignment of it to Mr Ashby;

Reciting purchase to Lord Powis, the sd John Ashby in consideration of 10/ - from Somerset Davies, by direction of Lord Clive & Geo Clive and at the nomination of Lord Powis, transfer and assign to Som. Davies all the premises in the 500 years term assigned to John Ashby. To hold to Som. Davies for the residue of the term in trust as to the premises purchased by the Earl of Powis to attend the freehold and inheritance granted to him. As to the residue of the premises in the 500 years term in trust for Lord Clive and his heirs and to attend the freehold and inheritance vested in him.
