Description

The property was built on land belonging to William Kirby Johnson Langridge which was partitioned off for building plots in 1867. For the deeds of 54 St Anne's Crescent, [1867] - 1982, which was also the subject of this partition see AMS5886

On 23 April 1866 land in the parish of Lewes St Ann belonging to William Kirby Johnson Langridge esquire was conveyed to Edward Chatfield, timber merchant, Henry Jeffrey the younger, provision merchant, and Charles Simmons, builder, all of Lewes. On the following day the property was mortgaged back to WJK Langridge and Isabel Langridge, widow, later Isabel Deacon, for £3000. On 2 April 1867 James William Deacon and Isabel, his wife, assigned the mortgage to WKJ Langridge. The mortgage was subsequently discharged and on 23 July 1867 a deed of partition was drawn up with detailed restrictive covenants. The plot of land on which number 17 was built was amongst the land assigned to Henry Jeffrey. The deed includes a plan showing the partition of the whole estate into building plots (1)

On 27 Jun 1883 George Smyth of Burgess Road, Basingstoke, gent, conveyed 17 St Anne's Crescent to Samuel Herbert Rider Salmon of Croydon, gent, for £550 (2). On 6 July 1885 SHR Salmon granted leases of both 1 and 17 St Anne's Crescent to George Rogers of Stoke Newington, gent, for the term of 85 years for £330 and the annual rent of £15 with an agreement to convey the freehold to Rogers or his nominee before 25 Dec 1887 (3, 4). The leasehold properties were sold by auction at the Star Hotel, Lewes, on 5 April 1887. Lot 2, comprising 17 St Anne's Crescent, was purchased by Alfred Duplock of 12 St Anne's Crescent for £115 with the option of purchasing the ground rent £140 (5, 6). By a joint deed of 11 May 1887 the freehold was conveyed to Alfred Duplock by SHR Salmon and his mortgagees for £140 and the leasehold was assigned to the same purchaser by George Rogers (7)

The property was vested in Anne Jane Duplock on 22 Nov 1898 following the death of Alfred Duplock. On her death the estate was vested in Ernest George Duplock on 31 July 1903. EG Duplock died on 14 Dec 1944 and on 17 May 1945 his executors, Philip Henry Vinall, solicitor, and Ernest Oliver Frank, accountant, both of Lewes, sold 17 St Anne's Crescent to Bernard Dutton Briant of 22 Marlborough Place, Brighton, auctioneer, for £500 (8, 9). After the death of BD Briant on 20 Dec 1953 his executors, Michael Richard Draycott and Peter Dutton Briant, both chartered surveyors of Brighton, sold the property to Curzon Property Investment Limited on 30 Nov 1955 (10). On 14 Feb 1956 the company conveyed it to David Garson of 174 Nevill Avenue Hove, a company director, for £1050 (11). David Garson sold 17 St Anne's Crescent to Terrance George May of 41 Lyndhurst Road Chichester for £2500 on 18 June 1959 and he in turn conveyed it to Esme Mary Madeleine Habben of 45 Headland Avenue Seaford, widow, on the same day for £2150 (12, 13). On 1 Aug 1963 Esme Habben sold the property to Joan Babbington Turner of Lindfield, widow, for £4500 and on 4 Oct 1966 she conveyed it to Hugh Alfred Andrews of Meadowsweet Cottage Streat for £6550 (14-16)
