2. Richard Hartshorn of Ketley in the parish of Wellington, yeoman and George Benbow of Malyns Lee in the paris of Dawley yeoman.
Copy lease.
Cons: rents and covenants.
Lease of mines, pitts and veines of cole and ironstone now open or known or that may be found out by digging, in the lordship of Dawley or in any of the waste grounds belonging, with libert to search out and discover the veins and to raise, dig, gett and sell the same to their use, and to sink holes, pitts, shafts, gutters, soughs, trenchings, boreings, sinkings, headings, thurleings, delphs and aqueducts as needful and to place gins, engins, tools and water draughts convenient for getting of the said coles, and to make firehearths and convert the coales or part of them into charcoale, such hearth are not to be above 30 yards from the pitt mount; and to use all engines and materials now on the premises, and to stack such coles and ironstone and the rubbish and earth upon the premises, with liberty of access and earth upon the premises, with liberty of access with carts etc. from 12 Oct inst. for 21 years. Rent £50 p.a. with proviso in case of non-payment for 31 days for distraint in accordance with act of parliament. Tenants covenant to pay rent and all taxes, duties and assessments whatsoever on the coals, ironstone and coalworks (except land tax), and to allow the landlord or his agents to go down the pits at any time to see whether the coal is got in workmanlike manner. At the end of the term they shall leave all such timber as shall be in the working pits and the head-stakes for Slaney's use and shall leave open all pits then working. The tenants covenant to supply Slaney at the said pits or other coleworks of Hartshorn and Benbow with good coals to be spent in the dwellinghouse of Slaney or his heirs at the rate of 3s a load carried with their teams, the load not to exceed a stack of coales; and to supply Slaney with coal for his ironworks at 4s a load, each load to contain a stack of coales, and supply lamp coales that shall be carried on horseback at 3s a dozen for each dozen horse load of coales, each horse not to carry above bag of coals on the top of such horse load as shall be taken and carried away. They agree to supply ironstone at the said works or other works of Hartshorn and Benbow near Dawley for use of Kemberton furnace only on Slaney giving at least 6 months notice for what ironstone he shall have occasion to use in each Blast that he shall Blow at the said furnace, Slaney paying 6/6 a dozen for all Flatt stone and 7s for all ball stone that he shall carry away from the works. Slaney will pay miners for getting the ironstone out of the said rate and pay the remainder within 1 year after. He will pay 3s a stack for each stack or load of coals that he shall have for his dwelling house, and 4s a stack for each stack he shall have and carry away for his ironworks and 3s a dozen for each dozen horse load of coales as he shall carry away for his ironworks. He will pay all land tax. The tenants shall have quiet possession without interruption from persons claiming under Robert Slaney or his late father Robert Slaney. After the end of the term, the tenants' workmen may for 6 months enter the premises to carry away stocks of coals and ironstone standing on the Bank at the end of the term.
