Description

Lease for 7 years, 7 October 1872.

1. Churchwardens of Dent (Christopher Gosling, John Conder jun., and Richard Sedgwick).

2. Joseph Middleton of Netley Pot in Dent, farmer.

Premises: all that estate or farm called Netley Pot in Dent, now in occupation of Joseph Middleton as tenant, - term starting as to husbandry on 14 February, eatage and herbage on 5 April, and buildings on 12 May next [1873].

Covenants:- (2) to pay all rates etc. except for landlord tax;

- (2) to keep all gates, posts, rails, walls, fences, ditches, drains, cuts, gutters and watercourses in good repair;

- All crop to be eaten within outbuildings of premises, dung and manure and ashes from house to be spread on land except in last year when they must be left heaped up in usual dunghillstead for benefit of (1) and not employed for an off-going crop;

- (2) not to plough or break up any lay ground in any year of term, and to pay immediately if more land is broken up at £20 per acre;

- (2) may not, without consent of (1), in last year of term let winterage of any land nor put any horses or cattle to winter thereon, only sheep;

- (2) may not cut down any wood or underwood on premises except for small hedgewood at proper seasons for making necessary repairs to fences;

- (2) may not, without licence in writing from (1), let or assign any of premises but is to reside in dwelling house and occupy whole himself;

- (2) is not to let any of his horses or cattle go on any highway or other road;

- (1) or agents may enter premises to view state of repairs, husbandry, etc.;

- (1) may, in case of sale under a distress for rent, sell all crops and verdures on premises to be consumed in outbuildings of premises and assign to purchasers sufficient room for cattle and liberty to turn out to water at usual watering places while eating same.

Rent: £17 yearly.
