PARTIES:
1. James Duberley of Bently Priory, Middx. Esq.
2. Robert Wilsden of Ensham, Oxford, yeoman
SUBJECT OF TRANSACTION:
messuage or tenement farm land and premises with appurts. in parish of Ensham occup. 1. and called Twelve Acre Farm
also meadow called Worsey Meadow situate near Ensham Mill and usually let with said farm
(except timber trees and trees likely to become timber, -also-game, reserved to 1, who has right to enter to plant trees) & to view the repair of the buildings etc. 1. lets the premises to 2. from 5 April next for term of 21 yrs. @ £230 p.a. and also paying unto the Reevesmen & Grass Stewards of Ensham £2.12.6d. p.a. for extinguishing all right of common on the premises and also paying 1. £5 p.a. for every acre of meadow or old pasture ground ploughed. 2. covenants to repair, cleanse ditches, use all clover, grass, hay, saint foin, straw, stubble and fodder on the premises except the hay (b) Witness to livery of seisin on Worsey Meadow which 2. may sell during the first 18 yrs. of the term but spend on the premises during the last 3 yrs. of the term 2. spreading on the premises a cartload of straw or dung for every load of hay sold during the first 18 yrs. 1. can use the Home Ground now sown with wheat and the ground adjoin. to it now sown with oats and laid down with grass seeds next spring by 1. until he shall have ended the crops of wheat and oats. 1. to have the occup. of the barn, one stable, cowhouse, barn yard and the ground called the Lanket until Midsummer Day 1785. 2. in the Spring when he shall quit the said farm shall lay down the same quantity of ground the ground adjoin. the Home Ground to be sown with oats and laid down all right of common belonging to the said farm upon Ensham Heath and all other commonable places in Ensham. During the term 1. to maintain the ancient road for sheep from Worsey Meadow for the use of 2. 1. to shut up from cattle the Upper Tiffens from Candlemas Day next. 2. may in the autumn next before the end of the term sowthe Home Ground with wheat and also the said ground adjoin. to it with oats in the Spring at the end of the said term and to occupy the said grounds until he shall have ended the said crops and shall have the use of the barns, one stable, the cowhouses, the barn yard and the ground called the Lanket until Midsummer Day 1802. 1. with sow with grass seed in spring next the said ground to be sown with oats by 1.
CONSIDERATION:
£230 p.a. from 2. to 1. 2. to pay £2.12.6d. as above and £5 for every acre ploughed
