Lease

By John Whittem (of New House, Keresley pa., Coventry, winemerchant) to Charles Cooper (of Coventry, ribbonmanufacturer) of three rooms on the first floor of PA/101/12/118's premises (now all unoccupied) with use of sanitary arrangements in return for paying a proportion of the water-rent, with a right to use the Hay Lane entry and the route to the ablutions, for fifteen years and three months from that day at £30 p.a. quarterly-paid with a proportion for an uncompleted quarter if the lease shall be abortive; J. Whittem may inspect biannually; the lessee may only allow silk, ribbon or cotton trading and not bring in explosives, must not erect machinery except blocking-machines, and should not sublet or cause subletting; Whittem has the usual power of re-entry; if either party shall wish to end the agreement after seven years he should give the other six calendar months' notice.
