Lease from John Gregory of Stivechall, alias Stichall, William Astley of the same, gent., and Elizabeth his wife, to Segrave Gregory of Stivechall, gent., and Grace Gregory of Stivechall, spinster, reciting an indenture of lease dated 22 April 15 James I[no. 846] from the said John Gregory to Elizabeth Gregory, spinster, his sister (now Elizabeth Astley) of a messuage with a garden, orchard and close belonging to it in Stivechall, and a yardland lying in the common fields of Stivechall, then in the tenure of Edward Garret; also a messuage with a garden, orchard and two closes belonging to it in Stivechall, and three quarterns of land in the common fields of Stivechall, then in the occupation of Thomas Smyth; to hold the same for life, rendering annually 4 pounds. Now it is witnessed that for 15 pounds paid by the said Segrave to the said John, the said John, William and Elizabeth lease to the said Grace the said property to hold for 21 years, rendering annually 4 pounds (2 terms); on the condition that the said William and Elizabeth, for the remainder of her life, shall be permitted to enjoy the profits of the said premises so that they are able to pay the said rent of 4 pounds to the said John; and should the said Elizabeth die within the said term, then to allow the said Segrave to enjoy the said profits for the same purpose, and if the said William Astley shall pay to the said Segrave £15. 10s. 0d. within the next three years, then the right of the said Segrave to enjoy the said profits for the purposes mentioned shall pass to the said William.
