Lease

Whereby, having recited: firstly, the 31st. Dec., 1844 lease by Robert Campion (of [Walsgrave-on-] Sowe, Coventry, gent.) to William Whittem Loveitt of the hereinafter-mentioned premises from Michaelmas, 1844 for 21 years at £90 p.a. quarterly-paid, with covenants to insure for £500, have the roof repaired by the lessor, forbid assignment without R. Campion's permission and end the lease after fourteen years; secondly, that by his 5th. July, 1843 will the late W.W. Loveitt appointed as executor John Whittem (of Coventry, winemerchant), who proved the will on 3rd. Apr., 1846; and thirdly, that J. Whittem has agreed to grant William Cooper (of Foleshill, Coventry, draper) a lease for eighteen years less two days, to which Campion has consented: therefore, in consideration of £150, J. Whittem and Campion convey to W. Cooper a messuage on the corner of High or Earl St., Coventry with Hay Lane (occupied by J. and Henry Whittem) (allowing Campion to use the messuage and entry to the premises' east, a roadway to Hay Lane and a well and pump with access (for which last he will pay half the upkeep)) for eighteen years less two days from Michaelmas, 1847 at £90 p.a. quarterly-paid with insurance as before, but Campion as well as J. Whittem may inspect and order repair within three calendar months of complaint; there will be no smelly trades upon the premises, rent will be paid within 21 days of becoming due, the lease will not be assigned, and re-entry will follow Cooper's bankruptcy; J. Whittem waives his right to end the lease after fourteen years.
